 Steps of Selling a Home

Initial Consultation

  • Determine your priorities and needs
  • Review "agency" and dual agency relationships
  • Walk through your home and measure

Listing Your Home

  • Determine the fair market value of your home
  • Sign listing paperwork, take pictures, determine exact measurements, prepare inside and outside brochures
  • Place home in MLS, REALTOR.com and other websites

Receiving an Offer

  • Review comparable sales to determine current market value
  • Review Offer To Purchase and negotiate terms
  • Sign agreed upon sales contract and documents
  • Decide when home will be taken off MLS

Working through the Inspections

  • Buyer will have the home inspected to assure that each item (roof, foundation, etc.) are performing the function for which intended and not in need of immediate repair
  • Negotiate and sign repair item documents
  • Property will be appraised  

Completing the Closing Process

  • Remove any remaining contingencies
  • Arrange for cancellation of homeowners insurance and utilities
  • Arrange for home warranty (if applicable)
  • Arrange for movers
  • Final Walk-Thru of property
  • Sign deed and lien waiver
  • Recording of the title by attorney at the courthouse
  • Receive proceeds from the sale of your home!
